There already are two four-story buildings open with 96 units on the 19.3-acre property. The Overlook is slated for 288 units, according to the builder.
“The next two are scheduled to come onboard around April or May,” said Brent Gratton, regional operations coordinator for The Time Group and WPM Real Estate Management, the Owings Mills-based property management firm.
The Erford Road community, which overlooks the Susquehanna River and offers quick access to Harrisburg, includes a mix of one- and two-bedroom apartments.
There has been strong demand for the one-bedroom units, which rent for $1,130 per month, Gratton said. Pre-leasing has started for the new buildings.
Two-bedroom units range from $1,220 to $1,390 per month, according to the community brochure.
“If we lease up quickly, that definitely could accelerate (construction),” Gratton said, expecting the final two or three apartment buildings by 2014. “It could be sooner.”
The units at The Overlook include full-size washers and dryers, oversized windows, soundproofing and large closets. Some units offer 10-foot ceilings, upgraded flooring, high-end cabinetry and granite countertops.
The complex has a 24-hour fitness center, a fire pit and grilling area, a business center, a resort-style saltwater pool, controlled access and 24-hour emergency maintenance. It is adjacent to Class A suburban office parks and Holy Spirit Hospital.
