Home sales in York County were up 7 percent through June compared to the halfway point in 2011, the Realtors Association of York and Adams Counties said today.

The association reported 1,794 sales during the first six months of the year. The median sale price was $140,000, which was level with 2011.

“We are halfway through 2012 and are seeing small steps of economic improvement and remain optimistic through the end of 2012,” said John LeCates, the association’s president.

For the month alone, June sales were up 11 percent compared with the same year-ago month, the association said. A total of 383 homes were sold in York County.

The median sale price in June was $151,000, or 3 percent higher than June 2011.

Northern York County School District saw the biggest percentage gain in June with 16 sales compared with just three in June 2011, the association said. West Shore School District was second with 21 sales, compared with 10 last year.

Southern York County School District posted the biggest percentage gain in median sale price. For the month, the sale price was $244,500, which was up 31 percent from June 2011. York City School District was second at $27,500, a boost from $23,000.

Through the first six months, Northern has seen the biggest jump in sales at 66 percent, the association said.

Southern and Dover Area school districts posted the biggest gains in median sale price at 6 percent each. The sale price in Southern was $144,500 through June; in Dover it was $195,470.
