Zoning change recommended for LGH project

The Lancaster City Planning Commission on Wednesday night voted to recommend approval for a zoning change submitted by Lancaster General Health.


The commission recommended zoning to change from R4 — residential high-density dwellings and commercial services — to HC — or hospital complex — for several addresses in the 500 blocks of North Queen and North Prince streets, bordered by West Frederick Street.

LGH also requested amending the zoning ordinance to add guidance for how far back from the street a building can be constructed and maximum height regulations, according to the application.

The two parcels for which LGH requested the zoning change are the former YMCA main building at the corner of North Queen and North Frederick streets and a second previous YMCA building and apartments at the corner of North Prince and West Frederick streets. The two pieces of land are separated by North Market Street.

A public hearing on the zoning recommendation will be held at 7:30 p.m. Feb. 28 in city council chambers at 100 S. Queen St. Action by the council is tentatively scheduled for 7:30 p.m. March 13, Chief Planner Paula Jackson said.

If city council approves the zoning change, LGH will submit land development plans for an office building between North Queen and North Market streets and a parking garage between North Prince and North Market streets, spokesman John Lines said.

The parking garage would be six levels with more than 500 parking spaces, and the building could be up to six stories tall, he said. Plans still are in the works for both, he said.

The office building would consolidate more than 500 existing employees from other locations LGH leases throughout the city, Lines said.
